Conclusion
As per the latest data revealed by MHCLG (Ministry of Housing, Communities and Local Government), in 2018, homes demand in London was approximately 30% below the 2015 peak and substantially below the London planned target of 66,000 homes per year. Also, the completion of homes slumped substantially by 32% in 2018 against the year-ago period. The operating environment for the industry looks challenging for the coming three years, as the UK's decision to crash out of the EU bloc has brought a lack of visibility in political outlook. Homes demand and supply both are reluctant at present.
Shrinking margins, return on equity and inflating risks for Berkeley Group Holdings Plc
In the above mentioned financial, we saw that the group's gross margins and pre-tax return on equity were shrinking. And this trend might prevail for the company for a mid-term time horizon, mainly because of reluctant demand and supply in its operating segments.
Also, the group is exposed to a variety of risks ranging from weakening consumer confidence, as they are sensitive to changes in the pound rate in their purchasing decisions and their ability to meet obligations under contracts, followed by declining housing demand and Brexit (with or without any deal).
Therefore, considering the industry turmoil and softening the financial position of the group and inflated chances of a no-deal Brexit, we have given an “Avoid" recommendation at the current price of GBX 3,908.0 (as on August 01, 2019).

Conclusion
In the H1 FY19 period, the company’s pre-tax profit increased by 13.5 per cent as it shrugged off the effects of a sluggish housing market and uncertainty over the United Kingdom departure from the European Union. Sales increased by 5.4 per cent to £652.6 million while margins also expanded, reflecting a more disciplined balance between volumes and prices. The company plans to open 40 more depots this year, adding to its existing estate of over 700. Many are located on industrial estates where they pay lower rents and have lower fit-out costs than conventional DIY stores, while depot managers have wide autonomy over pricing and promotions.
However, the group currently faces some of the risks which can impact the business performance like: Failure to maximise the growth potential of the business, Deterioration of business model and culture, Changes in market conditions, Interruption to the continuity of supply, loss of key personnel, Cyber security incident, Product design relevance, and Credit control failure. The company has closed its operations in Germany and the Netherlands, but it believes the France region has great potential. The company is also trading near its 52-week high, indicating limited upside potential.
On the basis of risks as aligned with the business operations, and the valuation done as shown in the table, we recommend investors to keep a “Watch” on the stock at the closing price of GBX 555 (as on 31st July 2019), while any correction with support from few catalysts needs to be evaluated at a later stage.
